RENTAL HOUSING
Low Cost Rental Housing
Description: The Greater Lansing Housing Coalition rents apartments to individuals and families whose income falls within a certain range (capped at 60% of the median income for Ingham County).
Eligibility: Must be at or below the 60% median for Ingham County. Must show good credit, criminal and civil records and past rental history.
Cost: $15 per application. Rents based on income. Call or walk in for application.
Dates/Times: Open from 8:30-5, M-F.

Rental Housing for Low Income Residents
Description: Offers low income apartments for rent in Lansing. Rent is typically 30% of a person’s income.
Eligibility: Must meet low-income guidelines. Call for additional information.
Cost: Rents based on income level. Call or drop-in for application. After application is filled out, applicant will be placed on waiting list if that list is open. Waits can be six months or longer.
Dates/Times: The Lansing Housing Commission is open from 8-5, M-F.

Low Cost Housing for Seniors and People with Disabilities
Description: Carriage Lane Apartments is an 89 unit, Elderly/Disabled, single family subsidized housing facility.
Eligibility: Head of the household or spouse must be 62 years of age and older, or disabled.
Cost: Based on income
Dates/Times: Open from 9-12 and 1-5, M-F.

Low-Cost Rental Housing
Description: One and two bedroom apartments for rent. Appliances furnished.
Eligibility: Very low or low income families, elderly, handicapped or disabled. Each case is evaluated with its individual situation considered.
Cost: No fee for the program. Rent will be based on income. Call for appointment to complete an application. A waiting list is maintained, typically the wait is not less than one year.
Dates/Times: By appointment.

Allen Neighborhood Center Housing Resources
Description: Allen Neighborhood Center Housing Resources include:
- First time homebuyer education/counseling classes
- Foreclosure prevention counseling
- Financial management/economic literacy counseling
- Credit repair counseling
They can connect people with programs providing:
- Home improvement workshops
- Energy efficiency audits
- Home weatherization
- Low interest home improvement loans
- Emergency home repair funds
- Landlord tenant counseling

Homeownership Counseling
Description: Option 1 Credit Union offers homeownership counseling through a grant by the Department of Housing and Urban Development. The Homeownership Program offers:
- Workshops addressing different aspects of homeownership
- One-on-One Counseling to address credit needs, budgeting, and create an action plan to achieve homeownership
- Pre-purchase counseling to determine if you are ready to purchase a home
- Money Management Counseling
- Post-purchase Counseling to help you keep your home
- Foreclosure Prevention to help you identify other alternatives to foreclosure.

IDA Programs
Description: Individual Development Accounts (IDAs) encourage people to save towards buying a first home, starting a small business, or going back to school. They do this through providing education and a special savings program that provides a matching amount for savings.
Eligibility: Individuals or families that have earned income can qualify in one of three ways: (1) Be TANF eligible, OR (2) the adjusted gross income of the household is equal to or less than 200% of the poverty line AND the net worth of the household does not exceed $10,000 OR (3) the household qualified for the earned income tax credit (EITC) and their net worth does not exceed $10,000.
Cost: There is no cost to participate.
Times/Dates: For the education courses vary.
